    POSITION SUMMARY:

     

    The Associate National Project Manager is responsible for capital improvement projects for the Motel 6 & Studio 6 brands. This includes the scoping of single task or reduced scope projects (i.e. furniture replacement, lighting install, mattress replacement, etc.) through completion and all aspects in between. Maintaining costs within budget, while achieving company standards, and quality. Complete all contract administration, CMS and all computer work associated. Required to make sound decisions in sync with brand requirements and daily business activities. Able to take direction, adapt to change, meet deadlines, and be coachable and a team player while being focused on the goals and success of the department.

    Responsibilities

    • Provide positive customer relations with the property management and region staff, including prompt return of phone calls and e-mails, and resolution of problems in a timely manner.
    • Provide positive employee relations at each property within the region. Set the example for good employee interaction.
    • Develop and maintain project schedules.
    • Provide accurate project forecasts and ad hoc analysis over project variances
    • Solicit, evaluate and recommend general contractors bids and coordinate their work and manage projects with the support of the department leadership
    • Control project costs and complete within approved budgets and timeframe.
    • Interact with procurement on FF&E for orders
    • Develop and seek proper approvals for contract documents, work orders and bids, and troubleshoot 
    • contract problems with the support of the department leadership
    • Ensure projects meet company standards for quality.
    • Scope and create budgets for new projects, enter in capital management systems scenarios.
    • Adhere to company standards and consistent quality concentrating on fine details.
    • Ensure all projects are conducted within established Investment Policies and Procedures. ( IPP )
    • Conduct audits on all projects every 3 weeks and review with supervisor.
    • Be a team player, work on the perimeter aspects of the jobs, be visible and communicate interact with corporate departments, meet deadlines, be instrumental in the success of the department.
    • Other assignments as directed by department head.

    Qualifications

    • Proficient computer skills, including Windows, Word, Excel, and Outlook.
    • Financial acumen and project forecasting skills
    • Strong planning and organizational skills, able to work independently and part of team
    • Minimum of 2 years work experience with general contractor in actual hands on project management
    • Project management in hospitality is preferred
    • Strong communication skills, able to effective communicate at all levels within the company, general contractors, governing authorities and agents.
    • Project Management Certification preferred.
    • Strong understanding of construction means and methods
    • Experience working with local building departments. Knowledge of building codes preferred, but not required
    • Able to run multiple projects simultaneously both in the field and administrative, meeting schedules, standards and quality
    • Able to travel up to 40% of the time
    • Good interpersonal skills
