The RegionalFacilities Manager is responsible for the protection, repair, and maintenance of the assets in all locations within the assigned geographic area. This will be accomplished through the evaluation of existing conditions,staffing and business performance. The maintenance, repair and replacement of all property assets in the assigned geographicalregion to ensure delivery of consistent quality and value, achievement of profit goals, and ensuring a safe, secure environment for Motel 6/ Studio 6 guests and team members. This position will be responsible for overseeing the CapitalExpenditures (CapEx) and the locations repair and Maintenance(R&M) budget to ensure alignment with cost and sales excellence. The RegionalFacilities Manager will supervise and provide leadership to the Area Maintenance personnelin the assigned geographicalregion in partnership with the RVP/RD0/00 and GM's. The Regional Facilities Manager will be an integralpart of the Design and Construction Team as well as RegionalLeadership Team.

Responsibilities

 

ESSENTIAL FUNCTIONS:

Primary Duties & Responsibilities:

  • Establish record of existing conditions and create and manage a five (5) year asset replacement plan to protect location assets.
  • Creates and monitors execution of a rolling twenty four month plan for the maintenance, service and replacement of physical asset.
  • Provide assistance to Motel 6/Studio 6 GeneralManagers on energy reduction, and maintenance related items,as necessary
  • Create and foster a customer service culture throughout the region
  • Recruiting, hiring, training, supervision,motivation,retention,and coaching of Area Maintenance Engineers (AMPS)
  • Provides support and prioritize relationship with all strategic business partners within other departments. To include, but not limited to:General Managers,Human Resources, CommercialSales,Finance/Accounting, Marketing,Pricing,RealEstate, Design, Construction,Security, Operations, and Legal
  • Identify, qualify,and develop sound working relationships with contractors for capitalrepairs and routine maintenance projects
  • Develop and maintain a preferred vendors list for property use and ensure all vendors are placed into Service Channel
  • Collaborate with Area Managers, General Managers,Area Maintenance Personnel, and Property Maintenance Persons to establish individualproperty maintenance plans to include reporting when adherence is not being completed
  • Implement a RFM Asset Survey I Action Plan toolfor properties under performing, inspections to include inspected items, record retention,action plans, and completion follow-up
  • Conduct a minimum of 1formalproperty visits every 6 months on properties and 3 visits per year on underperforming properties, plus any visits necessary to ensure the property completion of specific jobs assigned
  • Issue contracts and work assignments for capitalprojects in accordance with company policies and procedures (IPP and

Authority Levels)

  • Manage scheduling, ongoing feedback and performance appraisals in conjunction with Operations for up to 25 Area

Maintenance Engineers (AMPS)

  • Assist in the interviewing and hiring of on-site location maintenance staff,as needed
  • All other duties as needed or required

Qualifications

MNI MI UM QUALIFICATIONS AND SKLI LS:

  • High Schooldiploma or equivalent is required; Bachelor's/Master's or Certification degree preferred,but not required
  • Valid driver license required
  • Five plus years of experience as a multi-unit maintenance person in a fast-paced, applicable environment or for current G6

Hospitality employees, equivalent experience and training

  • Advanced understanding of basic construction means and methods.to include contracting experience
  • Strong understanding of technical aspects of physicalassets as well as basic financialunderstanding of profit and loss/budget management
  • Excellent relationshipbuilding skills to build strong relationships across functions, both field,corporate. franchise and local cOmmunities
  • Proven leadership and management skills in both building and the integration of direct reports and cross-functional teams
  • Strong planning and organization skills
  • Solid understanding of operations
  • Strong employee and guest relations skills
  • Computer proficiency,including Windows,Outlook, Word,Exceland PowerPoint
