POSITION SUMMARY:

The National Construction Project Manager is responsible for capital improvement projects for the Brands. This includes the scoping of projects through completion and all aspects in between .Maintaining costs with in budget, while achieving company standards, quality and maintaining established schedules and completing all contract administration. Required to organize and manage multiple projects simultaneously. Required to make sound decisions in sync with Brand requirements and daily business activities. Able to take direction, adapt to change, meet deadlines, is open to constructive feedback and a team player while being focused on the goals and success of the department.

Responsibilities

Primary Duties & Responsibilities:

 

  • Provide positive customer relations with the property management and region staff, including prompt return of phone calls and e-mails, and resolution of problems in a timely manner.
  • Provide positive Team Member relations at each property within the region. Set the example for good Team Member interaction.
  • Conduct bi weekly call with Operations and contractor to discuss job progress.
  • Develop and maintain project schedules.
  • Solicit evaluate and recommend general contractors bids and coordinate their work and manage projects.
  • Control project costs and complete within approved budgets and timeframe.
  • Interact with procurement on FF&E for orders
  • Develop and seek proper approvals for contract documents, work orders and bids, and troubleshoot contract problems.
  • Negotiate municipal disputes, communicating with supervisor.
  • Ensure projects meet company standards for quality.
  • Enforce, review and approve mock up rooms in first phase of rooms.
  • Scope and create budgets for new projects, enter in capital management systems scenarios.
  • Adhere to company standards and consistent quality concentrating on fine details.
  • Ensure all projects are conducted within established Investment Policies and Procedures. ( IPP )
  • Conduct audits on all projects every 3 weeks and review with supervisor.
  • Be a team player, work on the perimeter aspects of the jobs, be visible and communicate interact with corporate departments, meet deadlines, be instrumental in the success of the department.
  • Other assignments as directed by department head.

 



Qualifications

Job Requirements:

 

  1. Proficient computer skills, including Windows, Word, Excel, and Outlook.
  2. Strong planning and organizational skills, Able to work independently and part of team
  3. Minimum of 5 years work experience with general contractor in actual hands on project management
  4. Minimum of 5 years work experience as Owners representative
  5. Project management in hospitality is preferred
  6. Strong communication skills, able to effective communicate at all levels within the company, general contractors, governing   authorities and agents.
  7. B.S. Degree in Construction Science or related fields.
  8. Strong understanding of construction means and methods
  9. Knowledgeable of building codes and experience working with local building departments. 10. Able to run multiple projects simultaneously both in the field and administrative, meeting schedules, standards and quality
  10. Ability to travel extensively, up to 75% of the time with 25% time in corporate office
  11. Good interpersonal skills
